Considering selling your house? It is a good idea to call your local municipality to learn what they require from their local home sellers. You may be surprised.
Many municipalities require a dye test, for example. This is a test usually performed by a plumber and the process is different in every municipality. The City of Pittsburgh describes a dye test this way. “A dye test is used to verify if the gutters, driveway drains, yard drains, or other stormwater collection devices are connected to a sanitary sewer that is intended to carry raw sewage only. This type of connection is not allowed and must be fixed before the sale of a property.” However, the process differs in nearly every area and each area has their own form that will need to be turned in.
Other municipalities require an occupancy permit. In order to obtain this permit an inspector will come to your home with a long list of requirements. Do you have all of the correct permits? Do you have enough smoke detectors? Do your windows open? There are MANY possibilities here that are all very helpful to know and prepare in advance.
You may be surprised what your municipality requires…For a while, there was a local township that required an expansion tank be added to the water heater of every home being sold.
In any case, it is much easier knowing the requirements in advance rather than learning later and potentially affecting your sale or delaying your closing.
